Why Create a Project?

Managing draw requests just became a whole lot easier. When you approve financing for a new project, you simply require all ;project members to participate in the Work Village services. Each NTO and lien release prepared by contractors and suppliers then becomes a part of the online project.

Draw requests are easily submitted online, reducing the tedious paperwork involved. This means less "I'll get to it tomorrow" delays. The project manager simply prepares the draw request with a mouse click anytime.

Our NTO receipt service means you don't even have to be bothered filing your NTO copies. We handle the receipt and storage for you. All of the NTOs are available to you online at any time.

 

Owners

As the property owner, you are the most at risk for liens against your property and often the least informed. The Work Village project management service makes it easier for you to know who is working on your project. To protect their lien rights under Florida law, contractors and suppliers are required to deliver a Notice to Owner to you by certified mail. This notifies your that they are working on your project, and that they can look to you for payment if they are not paid in full.

For each NTO you receive, you should request a Release of Lien form from the contractor or supplier at the time payment is made to your contractor. If there is a lender on your project, then your lender will request these lien releases prior to releasing funds. This ensures that you are released from the possiibility of a future lien.


The Work Village makes tracking the status of NTOs and lien releases easy. You know at any time what NTOs have been prepared, who is working on your project and the status of payments to each contractor and supplier.

Contractors

How many times have you said you should do NTOs, but you just don't because it's too time-consuming. The Work Village can solve this problem for you. Your are required by Florida statute to prepare your NTOs within 45 days of your job start date to protect your lien rights.

Once you've created your NTO, you can use the handy Do Another feature to create additional NTOs. All of the information on the first NTO is copied to the next one. You simply change what you want, save and print. You now have created a second NTO in a fraction of the time it would take to start from scratch.

Suppliers
